      <image:caption>Since provincial bills have stripped local governments of planning power, Victoria’s one-size-fits-all density model is failing the North Shore—our unique terrain, infrastructure limits, and neighborhood character can’t be ignored. Rigid density quotas and clawed-back zoning powers leave councils unable to balance housing with infrastructure, green space, and livability. That’s not planning; it’s planning from a distance. If elected, I will petition Victoria to repeal Bill 44 and restore municipal authority over community planning, while strengthening community oversight of District finances through purpose-built committees. The $600 “poo palace” levy is an albatross around every North Vancouver resident’s neck for the next 30 years. Metro Vancouver’s bloated structure and runaway costs burden taxpayers and drain resources that should strengthen our communities. When a regional body can impose massive commitments without accountability, the system is broken. If elected, I will fight for real Metro Vancouver reform from day one—demanding transparency, fiscal responsibility, and a fair deal for residents. And I’ll lead by example: every dollar I earn from Metro Vancouver will be donated back to the District I serve.</image:caption>

Our population is just the right size to sustain vibrant neighborhoods while still protecting the parks, forests, and public spaces that define us. But that balance is at risk. Infrastructure must keep pace with growth and be supported by adequate services and local business policies. To ease transportation pressure and ensure emergency services reach our communities quickly, we must advocate for reliable, convenient, and affordable transit and petition the province for new options along our overburdened central corridors and bridges.</image:caption>

      <image:caption>The dream of starting a family in the same community you grew up in is slipping away, and that should concern all of us. When young people are priced out, we don’t just lose residents; we lose the next generation of our community’s identity. A thriving city needs continuity, not constant turnover. To change course, we have to make sure new development is liveable, affordable, and built to last. That means local governments must play their part,reviewing the cumulative costs they impose on new builds, supporting projects that meet long-term housing needs, and pushing for fairer policies at the provincial and federal level. Right now, white-collar management teams are earning twice what skilled builders make on the same projects. If we don’t tackle those imbalances and reduce development costs, we’ll never make housing attainable again. Density must be targeted in the right regions through thoughtful zoning, balancing housing needs with livability and long-term sustainability. A restructured municipal government can maximize efficiencies and unlock innovative revenue streams to ease budget pressures. It’s time to build homes that regular families can actually live in, not just invest in.</image:caption>

Yet research shows that strong civic engagement is the heartbeat of effective, responsive government. I believe local government can help rebuild those connections by creating accessible community spaces, offering fair rental rates, and supporting events that bring people together. For the past ten years, I’ve organized weekly gatherings that build trust and belonging. I know firsthand how powerful that sense of community can be. My goal is to jumpstart civic participation and turn our neighbourhoods into thriving, connected communities once again.</image:caption>
